Full System Replacement Built to Protect Your Property for Decades
A roof replacement done correctly delivers 25 to 50 years of reliable weather protection for your Upper Fruitland, NM home. Done incorrectly, even with quality materials, it can fail prematurely and leave you without warranty recourse because improper installation voids manufacturer coverage on virtually every roofing product on the market. The difference between a roof that performs for decades and one that fails within years almost always comes down to the discipline and expertise of the installation crew.
Complete Roofing's replacement process begins before any tear-off occurs. Our inspector conducts a thorough structural assessment to evaluate the deck condition, ventilation system adequacy, drainage configuration, and all penetration and flashing conditions. This assessment informs our material recommendations and allows us to identify any additional scope items such as deck replacement sections or ventilation upgrades that need to be addressed before new materials are installed.
The tear-off phase involves complete removal of all existing roofing material down to the structural deck. This approach, as opposed to roofing over existing material, allows us to inspect every square foot of the deck before installing new products over it. Sections of decking that are soft, moisture-damaged, or structurally compromised are replaced with appropriately rated sheathing before any new roofing material is applied. We never install new materials over compromised substrate because doing so inevitably leads to premature failure and voids the manufacturer warranty.
Underlayment selection is a critical step in the replacement process. Complete Roofing specifies synthetic underlayment systems on most Upper Fruitland, NM replacements due to their superior tear resistance, moisture management, and dimensional stability compared to traditional felt products. In areas of elevated ice or moisture risk, we apply self-adhering membrane along eaves, through all valleys, and around all penetrations to create a secondary waterproof barrier at the highest-risk points of the roofing assembly.
Material selection is a collaborative discussion between our project team and each client. We present all viable system options with honest assessment of their cost, expected performance, warranty terms, and aesthetic characteristics. We offer architectural asphalt shingles for clients seeking the best balance of cost and longevity, premium designer shingle lines for those prioritizing visual impact, and metal roofing systems for clients seeking maximum service life and weather resistance. Every option is presented with manufacturer documentation so you understand exactly what you are purchasing.
Complete Roofing manages the complete permit application and code inspection process as a standard element of every replacement project in Upper Fruitland, NM. Upon completion, you receive the building permit, inspection sign-off record, manufacturer warranty registration confirmation, and our written workmanship warranty. This documentation package is important for your property records and should be retained for insurance, financing, and resale purposes.
